Do I need flood insurance if I'm not in a flood zone?
Yes, often. More than 20% of flood claims come from homes outside high-risk flood zones. Flash flooding, overwhelmed storm drains, and storm runoff regularly affect "low-risk" areas. If your home can be reached by water, it can flood.
How long before my flood insurance takes effect?
Standard NFIP policies have a 30-day waiting period before coverage starts. This is why flood insurance has to be bought before a storm arrives — you cannot wait for the forecast. Private flood policies sometimes have shorter waits.
What does flood insurance actually cover?
An NFIP policy covers the physical structure of your home (up to $250,000) and its contents (up to $100,000) from rising water. It does NOT cover temporary living expenses after a flood, landscaping, or vehicles (those are covered by comprehensive auto). Private flood policies can cover higher limits and additional living expenses.
